LAS GOLONDRINAS JANUARY 2006 NEWS UPDATE - return to index
January has been a complete “mixed bag” with regard to the weather and it has ranged from being glorious sunshine to torrential rain and as I am writing this News Update id is pouring down.
COMMUNITY FEES
The deadline for paying Community fees for the first six months of this year ended on the 31st of January 2006 and any Owner who has failed to make payment will not receive the “prompt payment discount”. Community fees are due in January and July of each year and to qualify for the “prompt payment discount”, you must pay them in full by the end of January and July respectively.
BLOCK GATES
The locks on all of the block gates have now been change so that you do not have to hold down the exit button and pull the gate open at the same time. Once the button has been pressed there is a small time delay to allow you to open the gate. This also applies to the button on the gate telephone in each Apartment.
WHISTLES
Each Apartment will be provided with a whistle to alert and attract other Owners or Juan to possible intruders or suspicious looking characters within our Community.
OCCUPANCY LICENCE
Our occupancy Licence was granted by Mijas Town Hall during December 2005 – only 4.5 years late !!!!!!!. The Licence number is 78/01
WATER DEPOSIT
As yet I have only receive one quotation from the Administrator for the construction of a water deposit to hold 100,000 litres of re-cycled water for the purposes of watering the gardens and cleaning the Community. Obviously I will contact you all once I have received the other quotations.
NEW BABY
I am please to announce the birth of a son, Charlie John, to one of our Owners Robbie & Nicola Quirke (Apartment 22) on Tuesday the 24th of January. A little Brother for Harry.

LAS GOLONDRINAS FEBRUARY 2006 NEWS UPDATE - return to index
Sorry for the delay in producing the February News Update but this was entirely due to me being away at the end of the month for my annual week’s golfing holiday. The weather remained decidedly “Iffy” for the majority of February, ranging from extreme cold to windy and heavy rain but I am pleased to tell you we now have sunshine and temperatures in the 20’s.
COMMUNITY FEES
I am disappointed to note that several Owners have failed to pay their Community Fees on time and have therefore lost their early settlement discount.
WATER DEPOSIT
The subject of the water shortage remains the Community’s top priority as we are rapidly approaching the growing season for our gardens and unless we have a workable solution to the problem we will be in great danger of losing them. I have a meeting on Monday with the Vice President to try and put a plan of action into force and I will obviously keep you informed of any developments.
The stumbling block, at present, regarding building a 100,000 Litre water deposit to hold recycled water is the cost of transporting It, which works out using last year’s consumption costs for the garden sprinklers of nearly €1,700 to a massive cost of more than €22,000 for transportation.
Last year the Community garden sprinklers used 2,668 cubic meters of water, which equates to 2,668,000 litres
BUILDING WORK
May I remind everyone that, in line with Spanish Community Law, any alteration to the outside of your Apartment (with the exception of standard Awnings/Toldos) must be notified in writing to the President of the Community with a copy to the Administrator. No work should commence until you have approval in writing from the Community.
BASEMENT AREAS
I have noticed that certain basement areas on the frontline, especially the ones Montse the Cleaner has no access to, are becoming unsightly and I would be grateful if they were not used as storage areas. Your co-operation would be appreciated by all concerned.

LAS GOLONDRINAS MARCH 2006 NEWS UPDATE - return to index
Spain is renowned for its high winds during March and we were not disappointed but I am glad to say that we had quite a few days with clear blue skies and high temperatures. As I am writing this News Update Las Golondrinas is rapidly filling up with Owners and Rentals for Easter and I am pleased to say the Weather is being very kind.
Water Deposit
Sorry to keep harping on about the matter but unless we take action shortly we are in great danger of losing all of our gardens. Every solution we have considered so far has been rejected for one reason or another and when we thought we had found the ideal solution – purchasing a very reasonable second-hand lorry for €8,000 - €10,000 with a fixed water container on it we were advised that we would not be able to get the necessary transport Licence due to it being over 6 years old. Any suitable lorries under 6 years old are very expensive due to the Licence situation.
We are currently looking at other possible solutions and I have a meeting with Angel Nozal (Administrator) next Wednesday to discuss them further and I will keep you advised as to the progress.
Building Work
It should be noted that last month when I referred to it not being necessary to seek approval from the Community to erect Awnings this only applies to ones of a similar nature to the Awnings already installed at Las Golondrinas i.e. fixed to walls or attached to pergolas. Any free standing Awnings that require an
erected structure of any kind and is in view of other Community Owners must be submitted, as per the “Horizontal Property Act” that governs Spanish Communities, to the General meeting for consideration and approval.
Fase 2
I am pleased to inform you that Fase 2 have now installed their pool heating and this should lead to less congestion of our pool and reduce the hassle factor significantly.
Cats
It has been brought to my attention that people in residence were seen taking inappropriate measures to frighten off stray cats and whereas I can appreciate that they can sometimes be a nuisance they do serve a useful purpose to our Community by keeping the vermin down. There are much more acceptable ways to deter them such as proprietary products that can be easily obtained from any good pet shop.

LAS GOLONDRINAS APRIL 2006 NEWS UPDATE - return to index
Las Golondrinas was extremely busy over the Easter period and I’m glad to say the weather was excellent and everyone seemed to have a good time.
I knew I would land up saying this one day - well now I have – I have got some Good News and some Bad News for you – read on.
THE GOOD NEWS
The seemingly never ending saga of the “Water Problem” looks as though it may be coming to an end and I have appended below an email from our Administrator which explains the situation.
“Antonio Rodriguez Leal, Presidente of Cuenca Sur Mediterranean (department responsible for all matters concerning water) has declared yesterday /27-4-06), to Radio nacional de España, that most probably the water restriction to water gardens and filling pools will be withdraw by June the 1st in the 11 town halls of Costa del sol occidental, because actually the water reservoir of La Concepción is up to 100%. The restrictions will continue in the rest of the province, because the level of the water in this region is still very low.
That means that in may the restrictions will continue, and the behaviour with gardens and pools will have to be very careful.
Those communities which still have not water deposits for the sprinkling system or bore holes will have one more year, if finally the decree will be over in June, to build it, to be ready next time when this situation happens again.”
My recommendation, unless the water restriction remains in place, is that we do nothing for the foreseeable future including deferring any decision regarding building any Water Deposits.
It is planned that the desalination plant in Marbella will come on-line in 2006 and this should cure the problem of the continuing water shortage problem.
We still have to be vigilant regarding the use of water and to this end we have reduced the number of times we water the gardens etc.
THE BAD NEWS
On Friday of last week the Technician from the Gate Company came to Las Golondrinas to code 10 more spare remote controls but unfortunately, due to a technical anomaly, all of our remote controls need to be re-coded to make them function again.
We have re-coded numerous remote controls including the ones that Tom Little of Fairway Villas & Trish Henderson looks after.
Can you please let me have your remote control(s), on your next visit to Las Golondrinas, for re-programming. If you’re arriving after 6pm can you please email me the date & time of your arrival and I will arrange for a loan remote control to be put in your letterbox.
Should anyone have any queries regarding this matter please do not hesitate to telephone or email me.
Cats
Due to the large number of ferrell cats at Las Golondrinas we have embarked on a programme of reducing the numbers down to an acceptable level. The cats that are caught are taken to a Vet in Fuengirola where they are checked over and then re-settled. This service is provided and paid for by the local Ajuntamiento. The remaining cats, which are necessary to keep the vermin down, on both the front and front line, will be caught and taken to the Vets to be (extremely polite for me) “Doctored”.
Garden Boxes
I have noticed that several Apartments have garden boxes hanging from their balcony railing and they look superb but one cautionary note for Owners can you please ensure they are securely fastened as we don’t want any unnecessary accidents.
I must pay special praise & thanks to Owners Jose Luis & Lludmila of Apartment No.6 for the upkeep of their magnificent terraced garden – it is a credit to Las Golondrinas.

May had a real mixed bag of weather ranging from extremely hot to downright cold and miserable. June has started on the same note but the short to medium range Weather forecast looks good.
Water Shortage
With effect from the 1st of June 2006 the current water restrictions that were in place have now been lifted (temporarily) by the Authorities and we can now use our garden sprinklers and fill up the pool etc. Obviously water usage must be kept to an absolute minimum to avoid further problems later this year and I would ask for everyone’s co-operation regarding this matter.
Community Fees
I have been advised that, as at the 25th of May 2006, the following Community Fees remain unpaid for the period January – June 2006

I would remind the above Owners that in the event their Community Fees remain unpaid at the end of June and as per Community Rules legal proceedings will be instigated by the Administrator to recover the debts. All recovery/court costs will be added to the Owners Community Account.
Regretfully, until these debts are recovered in full, the Vice Presidents and myself will be unable to offer any further assistance to these Owners or their Rentals.
May I remind everyone that July to December 2006 Community fees are due from the 1st of July and to qualify for the discount, the Administrator must receive cleared funds by no later than Monday the 31st of July 2006
Gates – Remote Controls
I am pleased to tell you that the re-programming of your remote controls has gone reasonably smoothly and the majority of them have now been completed.
Guardia Civil
I have recently received this important email from Angel Nozal:-
“The various Associations guided by Coral of Calahonda, who are collecting signatures to void the decision that the Guardia Civil for Fuengirola and Mijas will be taken away to other Provinces have already collected 7131 signatures. They are a lot but not enough. Can you imagine what will happen in the Costa without Guardia Civil?
Please help us to get more signatures. Any signature would be welcome. We are still on time to void it.”
I think we should give this matter our full support and I would be grateful if you could email me with your confirmation of support and I will pass it on to Angel Nozal.
World Cup 2006
In the event England win the 2006 World Cup Las Golondrinas will, by popular demand, be renamed “Nunca, Nunca Tierra” – Only Joking - Just my perverse sense of Scottish humour.

At last the real Summer weather has arrived and we are experiencing, most days, “Wall to Wall” sunshine and it looks though we are going to have a “Hot” one during the next couple of months
COMMUNITY RULES
With regard to the forthcoming busy season I would ask, on behalf of my Vice Presidents and myself, all of our Owners for their utmost co-operation with regard to Community Rules especially those ones concerning ball games and noise levels within the Pool and garden area. If rentals or other visitors to Las Golondrinas see Owners or their children playing ball games or causing excessive noise, what chance have we in stopping Rentals or visitors doing the same thing and all this does is lead to untold aggravation when we try to enforce the rules you agreed and voted for.
Please ensure if you have Family or Friends staying during July, August or September they are made aware of the above as it make our task so much easier.
COMMUNITY FEES
As advised in last months “News Update” our Community Fees are now due for the July to December period. To qualify for the discount the Administrators must receive cleared funds by Monday the 31st of July 2006.

I have instructed the Administrator to commence the necessary Legal proceedings on Monday the 3rd of July to recover the outstanding debts and all subsequent costs in collecting these debts.
Communities, such as ours, rely on Community fees being paid on time and I would ask the above Owners to immediately settle their long outstanding debts.
CAR PARKING
Car parking is at a premium at this time of year and I would ask that you park your cars carefully and sensibly to maximize the spaces we have and not to park them at an angle.
CLEANING
Due to the inordinate amount of time Juan, the gardener, spends cleaning the Car-Parking and Pool areas the Community has purchased a dual-purpose industrial road and leaf vacuum (approx. €1,800). This piece of equipment has reduced Juan’s time on this work immensely and is certainly keeping these areas a lot cleaner
COMMUNITY EXPENDITURE
As per items of expenditure discussed and agreed at the last AGM the following have been ordered and will be delivered or completed during July 2006.
15 x Sun Loungers will be delivered in the next few days and several covers on the existing sun loungers will be replaced due to “wear and tear”
The fencing and the gate that is at the corner of the pool and the Back Line building will be replaced to match the railings at entrance area to Las Golondrinas.
Installation of "Open decorative metal sheeting" will take place during July to each of the 10 entry gates in an attempt to stop stray cats and dogs gaining entry to the blocks and also to reduce the level of dust and leaves that are blown in by the wind
DIGITAL TERRESTRIAL TELEVISION – SPANISH
As per new Spanish Community legislation we have installed equipment at a cost of approx. € 700 for the Community to receive Digital Terrestrial Television channels (Spanish).
To receive this type of signal you will require a cable to be installed into your Apartment – you may already have the cable installed so please check. You will also require to install a small decoder that can be purchased from any large electrical outlet like Boulanger etc.
I am going to purchase one of these decoders so I will let you know the exact installation procedure.

As expected Las Golondrinas is at its busiest and the weather is “awesome” with daily temperatures regularly reaching the high 30’s.
SUMMER BBQ
The grand summer BBQ is scheduled to take place on Saturday the 12th of August at 19:30. Everyone is welcome and there will be a nominal charge of €10 per Apartment to cover expenses.
Jeff Johnston who plays regularly at Moochers in Fuengirola will provide the live Music.
Beer, Wine and soft drinks will be provided within the costs but please bring your own food to be cooked on the 3 BBQ’s.

COMMUNITY EXPENDITURE
The installation of the fencing and the gate that is at the corner of the pool and the Back Line building and the "Open decorative metal sheeting" for each of the 10 block gates has been postponed until October due to possible disruption to Owners or their Rentals currently visiting Las Golondrinas.
GARDEN/COMMUNITY EQUIPMENT STORAGE FACILITY
We have now reached saturation point trying to store the large amount of expensive Garden and Maintenance equipment we have accumulated since our inception. In order to protect our investment and make Juan’s working conditions a lot easier, by having all of the Community Equipment in one place, I am proposing that we build a discreet storage facility (4.5m x 3m x 2.5m) at the corner of the garden at the rear of Block 1 that is adjacent to the top car park. The storage facility would match the Community buildings including a tiled edged roof.
The cost of the project would be in the region of €5,500 (€80 per Apartment) and would be paid for out of our reserve fund.
Should anyone have any comments regarding this proposal please contact me by email as soon as possible otherwise I will assume you agree and give the necessary authority to commence the work
DIGITAL TERRESTRIAL TELEVISION – SPANISH
The equipment to receive the above has now been installed and as per the June News update I can confirm the approx. cost of purchasing a de-coder for this service is between €40 and €70 if you wish to install it yourself.

We are almost at end of the Summer season and I am delighted to report that it was the best one we have experienced even though it was extremely busy.
SUMMER BBQ
Our Summer BBQ was held on the evening of the 12th of August and was well supported by Owners and Rentals alike. The “Live Music” provided by Jeff Johnstone of “Moocher’s” fame proved to be a great success and I would like to take this opportunity to thank Geoff Brown, Dave Morland and Derek McSwiney for all their help in organizing this event.
NEW YEAR PARTY
Due to the popularity of the above event it is important that we get our Community booking in as early as possible as I have now just received the programme from the Tamisa Hotel for their Christmas and New Year’s festivities.
It is essential that any interested Owner who wishes to attend our New Year’s party email me as soon as possible with their requirements.
I will email separately the programme from the Tamisa Hotel. As in previous years I am negotiating with the Owner of the Tamisa, John Peach, special prices for our Community. As a rough guide they will be very similar to the prices we paid last year.

GARDEN/COMMUNITY EQUIPMENT STORAGE FACILITY
Since I have received no objections regarding the above project we will hopefully commence the building of this Storage Facility shortly (subject to below).
Due to its location we cannot commence building until we receive permission from our neighbours, the Matchroom, as it falls within the 3 metre Spanish Boundary Law.
BREAK-IN
It was reported to me that we had our first break-in this year and it occurred during the early afternoon at one of the back line Apartments, approximately 10 days ago. It appears that entry was gained to the Apartment, which was located on the first floor, through the open guest bedroom window and the exit was made through the front door.
As stated in numerous previous “News Updates” it is essential that we are vigilant in keeping windows closed and double locking the front door when Apartments are left unoccupied.
I would also ask that we take extreme care regarding strangers asking for access through the Security gates into Las Golondrinas

For those lucky people who visited Las Golondrinas during September the weather was extremely good with daily blue skies and temperatures consistently in the high 20’s.
AGM & EGM
All of you should have received their invitation and Proxy Forms from the Administrators to the AGM / EGM and I confirm the AGM will be held at the Tamisa Hotel on Friday the 29th of December 2006 at 10am on the first call and if there is insufficient numbers it will commence at 10:30am on the second call.
The EGM to discuss and vote on the construction of a Storage Facility (see the July & August 2006 News Updates) will be held at the Tamisa Hotel on Friday the 20th of October 2006 at 12:00pm on the first call and if there is insufficient numbers it will commence at 12:30pm on the second call.
In the event you are unable to attend either the AGM or EGM can you ensure that you send your Proxy Vote form by email / post to myself or the Administrator. Your vote is important.

COMMUNITY EXPENDITURE
The installation of the replacement fencing and gate which is located at the corner of the pool and the Back Line building and the "Open decorative metal sheeting" for each of the 10 block gates will hopefully commence and be completed during October
Due to the rapidly deteriorating condition of most of the original sunbeds a further 10 new style sunbeds were ordered and delivered during September
MAINTENANCE
We are currently fighting a losing battle trying to keep the walls in the entrance to each Block respectable due to them getting damaged by deliveries of furniture, suitcases, golf clubs etc. We are constantly spending time and wasting money trying to keep them in some form of good order.
I have discussed the matter with the Community Painters and the Administrators and the consensus of opinion is that the areas prone to damage is discreetly tiled to a height of approximately 1 metre including the border. The area would be the wall facing the gate and the pillar at the side of the gate. Geoff Brown (Vice President) has kindly offered to do the work for the Community at a cost substantially less than any of the quotes we have previous received. The costs including tiles, materials and labour is approx. €250 per block. The work will be completed by the end of the month and will be paid for out of the Community Improvement Budget.
END OF SEASON BBQ
Our end of season BBQ took place on Saturday the 16th of September and was well supported by Owners and Rentals alike. The highlight of the evening was Geoff Brown our resident “Gourmet Chef” and his Monster Paella creation:

LAS GOLONDRINAS OCTOBER 2006 NEWS UPDATE - return to index
Unfortunately October was a complete “Mixed Bag” of weather ranging from sunshine to heavy thunderstorms and wasn’t particularly kind to our visitors during the schools half term break.
EGM
The EGM to discuss and vote on the construction of the storage facility took place on Friday the 20th of October at the Tamisa Hotel and the “Minutes” of the meeting, both in English and Spanish, have been posted to our Website.
GARDENS
It is that time of year for Juan to prune back the trees and plants in all of the Community Gardens and this year the Lantana (Spanish Flag) that grows along the golf course wall is being severely pruned to ensure efficient growth for the forthcoming years.
Due to an unfortunate incident that happened last month I would ask Owners not to prune or cut down Community Plants or trees. The pruning & cutting of Community Trees & Plants is Juan’s responsibility and must be left to him to do, as he knows how and when to do tasks of this nature. If done incorrectly it will lead to established Community plants and trees being damaged or killed off.

MAINTENANCE
I am please to report that the tiling of all 10 blocks is completed apart from the grouting which will take place during the next few days.
POOL HEATING
The pool heating has now been switched on and I would ask for everyone’s co-operation in ensuring that the pool covers are put back in place each evening to efficiently maintain the temperature.
PARKING
I have been asked by several Owners of the Back Line Building that due to the limited parking space in the top car park to remind people to park their cars / scooters carefully & considerately for the benefit of all concerned.

I can’t believe it’s only a few weeks to Christmas as it only seems like yesterday that we were having our Summer BBQ. Weather has definitely been a bit of the “Good the Bad and the downright Nasty” during November.
AGM
As previously notified the AGM will be held at the Tamisa Hotel on Friday the 29th of December 2006 at 10am on the first call and if there is insufficient numbers it will commence at 10:30am on the second call.
It is important that if you can’t attend the AGM and if you haven’t done it already you email your Proxy vote, as soon as possible, to either myself at (robertson@cyber-club.net) or to Michelle at the Administrator’s at (administracion@anozal.com) detailing who you wish to act on your behalf.
Only Community matters related to the Agenda will be discussed at the AGM and should any Owner have individual problems or queries they should contact me directly by phone or email.
If you have any suggestions or recommendations to improve the running of the Community, for the forthcoming year, please email or phone me and I will raise your points during the AGM.

Mr Edwards has been contacted on numerous occasions by the Administrators regarding this matter and has been advised that Legal Proceedings, including seeking to place an “Embargo” on his Apartment, will commence on the 2nd of January 2007 to recover this long outstanding debt. All legal costs incurred by the Community will be passed on to Mr Edwards.

Construction work regarding the “Storage Facility” has now commenced and will be completed prior to Christmas.
The erection of the new fencing and gate which is located at the corner of the pool and the Back Line building has been completed along with the "Open decorative metal sheeting" for each of the 10 block gates.
MAINTENANCE
The Community roof terrace areas, situated at Blocks 2 and 3, have been chemically cleaned and waterproofed due to reported leaks that have occurred in Apartments 63, 64 and 65. This course of action should have resolved the problems but can only be proved once we have another heavy downfall of rain.
JUAN & MONTSE
In line with previous years Juan & Montse will each receive, from the Community, a Christmas Hamper, organised by the Administrators, and a Christmas bonus of €100 and €50 respectively.

I hope each and every one of you had a very merry Christmas and I wish you all a prosperous and happy 2007. As in previous years the December News Update is extremely brief, as most of our news is reported in the AGM Minutes which can be found by the end of this week on our Website – www.lasgolondrinas.net. They are published both in English & Spanish
STORAGE FACILITY
The storage facility is now complete and the only minor problem encountered was having to build it with a flat terrazzo tiled roof instead of full multi-sloping roof. The problem was due to the height restriction agreed with the Matchroom and that of achieving a satisfactory level of drainage. As you can see from the photographs the roof has been decorated with pot plants and the wall with the window will have bougainvillea growing up it.

DRAINS
As you will read in the “AGM Minutes” we are still experiencing problems with blocked drains and I would ask for everyone’s co-operation in ensuring that only toilet tissues are flushed down the toilet.

The number of visits to our Website continues to grow and for the period 1st of February 2006 to the 3rd of January 2007 totaled an impressive 12,042
AGM
The 2006 AGM took place on Friday the 29th of December at the Tamisa Hotel and I would like to thank all of the Owners who took the trouble to attend and also to the Owners who completed their Proxy forms.
NEW YEAR’S PARTY
This event still proves to be the most enjoyable and successful event of our social calendar and I would take this opportunity to thank John Peach and all the staff of the Tamisa Hotel for their excellent service
