LAS GOLONDRINAS MARCH 2008 NEWS UPDATE

Whereas February was a hive of activity March has definitely turned out to be a month of break-downs and repair (see below). The Weather over the Easter period, in general, was reasonable but the wind kept the temperatures fairly low.
 
POOL
The pool heaters “Gave up the ghost” as soon as we switched them back on after the refurbishment of the pool. One of them required a new Compressor and the other a new fan unit. The good news is the Compressor was fitted yesterday and this heater unit is now functioning. The bad news is unfortunately when the new fan was fitted to the other unit the compressor blew up and requires to be replaced.

We have been advised that it is almost certain the Compressors were damaged due to an electricity surge/overload.

The new compressor will be express delivered from the UK by DHL and I expect it to be fitted towards the end of next week along with 2 overload/surge protectors.

Obviously, due to the above, the pool temperature is very low (18c – cold enough to freeze the Balls off a Pawn Brokers sign) – only useable by the brave at heart.

New bases for the pool umbrellas have had to be purchased as the top screw-in units were found to be broken and couldn’t be purchased separately.

REPAIRS & RENEWALS
Another water leak was discovered under the road just before the twin archways which resulted in the road being dug up and the faulty pipe-work being replaced and re-routed to give easier access in the event of future problems.

One of the arms to open the gates at the entrance to Las Golondrinas has to be replaced due to wear and tear.

COMMUNITY SECURITY
About 2 weeks ago I was standing in the car park chatting to Derek McSwiney (Vice President) when we noticed 2 strangers walking about the Community grounds. When we spoke to them they explained to us they were interested in purchasing an Apartment and when they were asked how the got in the Pedestrian Gate they informed us that a very kind Owner gave them the code to the gate !!!!!!!!!!!!!!!!!!!!!!.

I am sure that it goes without saying that we should never give strangers the code to any of the Community Gates as the potential security risk is enormous.

The codes to the Pedestrian gate will be changed within the next few days and you will be advised of the new codes by email.  
 
IBI & BASURA TAX
Mijas Ayuntamiento began collection of the Council (IBI) & Rubbish Collection Taxes (Basura) Taxes during March for those Owner’s who have set-up Direct Debit. For those Owners who have not set-up Direct Debits the Taxes are subject to sliding scale discount structure and the longer you leave it the smaller the discount becomes.

COMMUNITY FEES
The following Owners received an apology from the Administrator as they were incorrectly shown as having outstanding Community Fees from the 1st of February 2008:-

I have now had assurances from the Administrator that Community Fees will be collected as close to the end of the due month (January & July) as possible to avoid any future problems.

The following Owners still owe Community Fees for the January to June Period and are now being charged the monthly 5% of the outstanding balance penalty levy.

ADSL INTERNET CONNECTION
Thank you for being so patient regarding this matter but we seem to be seeing light at the end of the tunnel and the installation should be completed within the next 10 days (fingers and toes crossed). All the necessary aerial receivers have been fitted at Las Golondrinas and the only delay we have at the moment is due to having to wait in line for the installation of one crucial piece of equipment by a specialist fibre optic company. Once this piece of equipment is installed we will be operational within 24 hours.
