RULES & REGULATIONS (English)
COMMUNAL AREAS
1. DOGS MUST BE KEPT ON LEADS, AT ALL TIMES, WITHIN THE COMMUNAL AREAS. PETS ARE NOT ALLOWED IN THE POOL AREA.
2. OWNERS MUST ENSURE THAT THEIR PETS DO NOT FOUL IN ANY COMMUNAL AREAS. ANY FOULING MUST BE REMOVED AND DISPOSED OF BY THE PETS OWNER.
3. BALL GAMES, ROLLER SKATING/BLADING ARE NOT PERMITTED WITHIN ANY AREA OF COMMUNITY PROPERTY.
SWIMMING POOL
1. ALL SWIMMING POOL RULES, AS DISPLAYED, MUST BE OBSERVED.
2. THE SHOWER MUST BE USED PRIOR TO SWIMMING.
3. CHILDREN UNDER THE AGE OF 14 MUST BE SUPERVISED AT ALL TIMES BY AN ADULT.
4. AIRBEDS/INFLATABLES CAN BE USED BUT COMMON SENSE MUST PREVAIL AND IN THE EVENT OF THEM BEING A NUISANCE THEY WILL HAVE TO BE IMMEDIATELY REMOVED.
5. PETS OF ANY DESCRIPTION ARE NOT ALLOWED WITHIN THE SWIMMING POOL AREAS.
6. PLASTIC GLASSES ARE PERMITTED IN THE POOL AREA BUT GLASS OR BOTTLES OF ANY DESCRIPTION ARE FORBIDDEN.
7. SUN-LOUNGERS, UMBRELLAS & TABLES MUST BE RETURNED TO THEIR STORAGE AREA AFTER USE AND ANY RUBBISH DISPOSED OF.
8. ALL NON-COMMUNITY FURNITURE AND PERSONAL BELONGINGS MUST BE REMOVED AFTER USE.
9. AUDIO EQUIPMENT CAN ONLY BE USED WITH PERSONAL HEADPHONES.
BUILDINGS
1. EXTERNAL ALTERATIONS OR EXTENSIONS TO ANY PROPERTY MUST BE NOTIFIED TO THE PRESIDENT OR ADMINISTRATOR OF THE COMMUNITY FOR APPROVAL BEFORE WORK IS COMMENCED. ANY SUCH WORK MUST NOT IMPAIR OR ALTER THE SAFETY OF THE BUILDING, IT’S OVERALL STRUCTURE, IT’S EXTERNAL APPEARANCE OR CONDITION, OR PREJUDICE THE RIGHTS OF ANOTHER UNIT OWNER AS PER THE SPANISH LAW GOVERNING THE “HORIZONTAL PROPERTY ACT”.
2. NO FOR SALE SIGNS OF ANY KIND TO BE DISPLAYED ON OWNER’S PROPERTY.
3. AIR CONDITIONING UNITS CAN ONLY BE ERECTED ON THE DESIGNATED AREAS ON THE ROOF OF EACH BUILDING AND NOT ON OWNERS BALCONIES.
4. AWNINGS/BLINDS ATTACHED TO THE BUILDINGS MUST BE OF THE COLOUR/QUALITY AGREED BY THE COMMUNITY.

GENERAL
1. ONLY OWNERS OF APARTMENTS WILL BE ALLOWED TO KEEP PETS.
2. IN THE INTEREST OF ALL CONCERNED NOISE MUST BE KEPT, AT ALL TIMES, TO A MINIMUM, ESPECIALLY AFTER 11:00pm. IF A RADIO OR CD IS PLAYED ON BALCONIES EITHER HEADSETS ARE USED OR THE VOLUME IS ADJUSTED TO AN UNOBTRUSIVE LEVEL.
3. THE DRYING OF LAUNDRY MUST BE DONE AS DISCREETLY AS POSSIBLE AND NOT ON BALCONY RAILINGS.
4. AS THERE IS LIMITED CAR PARKING SPACE PLEASE PARK CONSIDERATELY AND WITHIN THE DESIGNATED YELLOW LINES.
5. OWNERS WHO RENT THEIR APARTMENT(S) WILL BE HELD FINANCIALLY LIABLE, BY THE COMMUNITY, FOR ANY DAMAGE CAUSED TO COMMUNITY PROPERTY BY THEIR TENANTS. IN THE EVENT OF A SERIOUS BREACH OF COMMUNITY RULES OR CONTINUING MISBEHAVIOR BY THEIR TENANT THE OWNER OF THE PROPERTY WILL BE CONTACTED TO RESOLVE THE MATTER OR ASK THE OFFENDING TENANT TO LEAVE.
